Intrum Hellas — part of the Stockholm-headquartered Intrum Group — introduced a “Work from Anywhere” model that rendered its existing setup obsolete. The company occupied two buildings of traditional, cubicle-based offices that were no longer aligned with hybrid work patterns. The challenge was threefold: redefine the role of the office under the new model, consolidate two buildings into one to reduce real estate costs, and deliver a certified, sustainable workplace that employees would actively choose to use — all within a fixed six-month timeline.
The business had scale, but lacked a differentiated retail expression and a system that could support consistent growth across locations. The challenge was to redefine the brand experience and create a concept that could compete, connect, and scale.
STIRIXIS began with a pre-project business case analysis — assessing the current asset, its potential, renovation costs, permits, and timeline — before any physical change was made. The strategy defined new work model behaviours and space requirements first, then merged operations into a single 10,000m² HQ across seven floors. The design response organised the space by behaviour: open, semi-open, and private zones supporting different work modes; hot-desking and plug-and-play infrastructure for flexibility; social corners, collaborative hubs, and focus zones on every floor. Smart building automation, advanced video conferencing, and hybrid work infrastructure were integrated throughout. Sustainability was embedded by design — not retrofitted — achieving BREEAM “Very Good” certification. STIRIXIS managed end-to-end delivery including tendering, construction management, and parallel-floor execution to meet the fixed move-in date.
Two buildings consolidated into one. Real estate costs reduced by approximately 50%. Operating and maintenance costs lowered through smart automation, shared resources, and reduced utility load.
