The Complete Transformation Of Rafarm’s R&D Building.
With the goals to redefine what a working space looks and feel like, our team transformed RAFARM’s building into a brand new mixed-use space of 2,500 meters squared. The high specifications and demanding Labs are seamlessly combined with office areas. RAFARM’s R&D is open, bright, warm, and modern, creating the perfect first impression and welcoming the user or the visitor smoothly into a more engaging yet corporate environment.
RAFARM’s rapid growth in operations and headcount demanded a major infrastructure investment: a former warehouse on its Paiania industrial campus needed to be completely redeveloped to house its extended, highly sophisticated R&D teams. The project’s complexity was high — the existing building had no infrastructure, required new floors to be added structurally, and had to seamlessly blend multiple demanding uses: pharmaceutical ISO 8 clean room labs, offices, a cafeteria, an auditorium, and a seminar room — all within a single building, next to active production facilities, with strict noise, dust, fire regulation, and tight timeline constraints.
The business had scale, but lacked a differentiated retail expression and a system that could support consistent growth across locations. The challenge was to redefine the brand experience and create a concept that could compete, connect, and scale.
STIRIXIS Group engaged across Concept Strategy, Concept Design, and Concept Execution. The building was totally renovated — only structural elements were kept intact — enabling state-of-the-art DAIKIN VRV HVAC systems, BMS-controlled clean room Labs with special air locks and seamless vinyl flooring, and high-output low-energy DALI-controlled LED lighting throughout. The façade was fully reclad with custom coloured shading profiles, new energy-efficient double glazing, and extruded offset elements at the building corners to create a distinctive landmark presence. Inside, open-plan offices, private booths, social zones, meeting rooms, and a full-service cafeteria kitchen were designed around a circular flow, with WELL™ certificate guidelines followed and all UX details — air quality, acoustics, lighting, and automation — carefully resolved.
What was once a simple warehouse was transformed into the new heart of growth and innovative R&D for RAFARM — a milestone facility that enhances the company’s research and development capabilities for sterile compounded pharmaceuticals. STIRIXIS Group transformed RAFARM’s building into a multifunctional workplace that boosts collaboration, increases teamwork, and ensures top quality. The R&D building is part of a larger masterplan of multiple buildings at the RAFARM complex, all assigned to STIRIXIS Group, marking the beginning of a long-term collaboration.
